Airbnb and Booking.com side by side: what actually changes for the host?

HostStack editorial — general information, not a recommendation. Platform terms change; always check each platform's current help pages.

Hosts listing on both usually notice differences in four areas:

- Payments: who collects the money and when you are paid. Some reservations are paid to the host via the platform, others may be collected by the host depending on settings. - Cancellations and no-shows: each platform has its own policy options. Match them as closely as you can so the same stay doesn't carry very different risk. - Guest verification and damage: the processes for raising damage or extra-cleaning claims differ, as do time limits. Record check-in and check-out condition with dated photos either way. - Fees and pricing display: commission structures differ, so the same nightly rate can produce different payouts. Compare the payout, not the headline rate.

Also keep house rules, maximum occupancy and fees consistent across listings — inconsistency causes most disputes.

If you use both, what surprised you most when you added the second platform?
