Setting nightly rates for a new listing with no booking history

HostStack editorial — a discussion starter, not financial advice.
With no history, hosts usually price from three inputs:
1. Costs: the nightly break-even, covering cleaning, laundry, utilities, platform fees, insurance and finance costs spread across expected occupied nights. 2. Comparables: similar properties nearby by size, quality and location, checked for actual availability rather than headline prices. 3. Demand: local events, school holidays and seasonality.
Some hosts launch slightly below comparables to win early reviews, then step up. Others prefer not to train guests to expect a discount. Minimum-stay rules and gap-night pricing also have a large effect on occupancy.
What approach did you use for your first season, and how quickly did you adjust?
