Platform-only or direct bookings: how are you deciding where to list?

HostStack editorial — a discussion starter, not a recommendation.

Most hosts start on one or two booking platforms, and some later add a direct booking site. The trade-offs usually discussed are:

- Platforms: built-in demand, payment handling and review systems, in exchange for fees and the platform's rules on cancellations and guest communication. - Direct bookings: no platform commission and a direct relationship with repeat guests, but you take on payment processing, terms and conditions, data protection duties under UK GDPR, and your own marketing. - Calendar sync: listing in more than one place increases double-booking risk unless calendars are synchronised and checked.

If you take direct bookings, consumer law still applies: clear pricing including all compulsory fees, clear cancellation terms and a written booking confirmation.

How are you splitting your bookings, and what made you change your approach?
