Fire risk assessments for holiday lets: how did you approach yours?

In England and Wales, holiday and short-let accommodation falls under the Regulatory Reform (Fire Safety) Order 2005, and the person responsible must carry out a fire risk assessment. Since October 2023 the findings must be recorded in writing for all premises. Scotland and Northern Ireland have their own fire safety regimes, and Scottish licences carry specific fire safety conditions.

The government guide for small paid-for sleeping accommodation is a useful starting point. Typical areas assessors look at include alarm and detection, escape routes, fire doors, furniture and furnishings, and information given to guests.

Questions for discussion: - Did you complete the assessment yourself or use a competent assessor? - How often do you review it, and what triggers a review (layout change, new appliances)?
