Short-let profit calculator
Estimate what a UK short-term rental could earn each month after platform fees, cleaning and fixed costs, and the occupancy you need to break even. Free, no sign-up, runs entirely in your browser.
How the calculation works
- Booked nights = nights available × occupancy. Stays = booked nights ÷ average stay length.
- Gross revenue = booked nights × nightly rate + stays × cleaning fee charged to guests.
- Net profit = gross revenue − platform fees − management fees − cleaning costs − monthly fixed costs.
- Break-even occupancy is the occupancy at which net profit reaches £0. Figures are estimates before tax and are not financial advice.
- Greater London's planning exception allows qualifying residential premises up to 90 nights per calendar year, subject to conditions including council-tax liability. Beyond the exception, planning permission may be needed. This is not a UK-wide limit; check your local authority.
