A brief map of where things stood when this thread was written (October 2026):

- Scotland: a short-term let licence from the local council has been required for all hosts since October 2023. Some councils also operate short-term let control areas needing planning permission. - England: London restricts entire-home short lets to 90 nights a year without planning permission. A national registration scheme has been announced; check gov.uk for its status and start date. - Wales: the Welsh Government is introducing a statutory licensing or registration scheme for visitor accommodation and a visitor levy. Check gov.wales for current dates. - Northern Ireland: short-term accommodation must be certified by Tourism NI before it is offered.

Please say which nation and council area you host in when sharing your experience, so others can tell whether it applies to them.
