Pricing & Revenue

Understanding your costs, setting nightly rates and tracking what each booking actually earns.

Know your break-even

Add up fixed costs (mortgage or rent, council tax or business rates, insurance, utilities, subscriptions) and per-stay costs (cleaning, laundry, consumables, platform fees). Your nightly rate needs to cover both at your expected occupancy.

Review rates against demand

Look at seasonality, local events and lead time. Record what you charged and what booked so future pricing decisions are based on your own data.

Track profit, not just revenue

A simple monthly record of income and costs per property shows which months and booking types are worth pursuing. The furnished holiday lettings tax regime was abolished from 1 April 2025 for Corporation Tax and 6 April 2025 for Income Tax and Capital Gains Tax. Ask an accountant about the current treatment.

VAT is a business-wide question

The UK VAT registration threshold is £90,000 of relevant taxable turnover over the previous 12 months, or expected in the next 30 days under the applicable rules. For CSL Longstone Ltd, monitor the legal entity's total relevant taxable turnover, not HostStack alone. CSL Longstone Ltd trading as HostStack UK is not VAT registered and adds no VAT to these digital-product prices. Accommodation tax treatment and future registration need accountant review.

Review seasonality, not just averages

UK demand often varies sharply by school holidays, events and weather. Review occupancy and average nightly rate month by month, and adjust minimum stays and prices for quiet periods rather than relying on one yearly average.
